ICF Home Construction

Your home should do more than shelter you; it should protect you and provide lasting comfort. ICF construction delivers all three. Whether we’re building your custom home, adding a storm shelter for severe weather protection, or expanding your space with a room addition, ICF’s reinforced concrete and continuous insulation outperform traditional construction in strength, efficiency, and durability. Looking for an ICF pool? We can do that too.

Jems Custom ICF Home Construction

ICF home construction is built to outperform standard wood-framed homes in every way. They are up to four times stronger, up to 60% more energy-efficient, and much quieter.

The continuous layers of concrete and foam insulation prevent air leaks, maintain consistent temperatures, block out unwanted noise, and eliminate thermal bridging. The result is a home that feels solid, comfortable, and secure throughout the year.

Every ICF home we build is completely customizable and includes an ERV system (Energy Recovery Ventilator). This fresh air system draws air from the outside and exhausts stale air out of the home. The fully adjustable filtered system exchanges air for a healthier environment, giving you continuous fresh air without sacrificing the energy efficiency ICF is known for.

Jems ICF Storm Shelters

When severe weather strikes, strength matters. Our storm shelters are engineered to withstand high winds and flying debris, providing the ultimate protection for everyone in your home.

We build both stand-alone and integrated storm shelters for new and existing homes. Options include in-ground and above-ground designs, all built with the same reinforced concrete and insulation system used in our custom homes.

Room Remodels And Patio Homes

Our ICF services are not limited to just new home builds. We also work with customers on room additions, remodels, and patio homes that need the same efficiency and durability as our custom homes. Whether you are expanding your space or starting fresh, we can integrate ICF construction seamlessly into your home.

Jems Hybrid ICF Construction Approach

Not every project needs to be fully ICF to enjoy its benefits. With hybrid ICF construction, our team can combine ICF walls with traditional wood-framing to deliver a home that balances performance and cost.

This approach allows you to focus on ICF where it matters most for energy efficiency and durability while keeping your project on budget. You get some of the larger advantages of ICF without the full cost.

Frequently Asked Questions

What Areas Do You Build In?

We build custom ICF homes throughout western Ohio and eastern Indiana, including Darke, Miami, Montgomery, Mercer, Shelby, Auglaize, Greene, Preble, Clark, Butler, Warren, and Champaign counties.

Why Choose Jems Homes Over A Traditional Custom Builder?

Most builders in our market only build wood-frame homes and haven’t invested in learning ICF construction. Our team brings 60+ years of combined experience and specializes specifically in Insulated Concrete Forms, so you get a builder who’s fluent in ICF from the ground up, not one bolting it on as an occasional option.

What Happens After I Make The First Call?

We start by meeting with you to talk through your vision, needs, and budget. From there, we can walk you through a completed home, give you a budget number, work through drawings together, and provide a full, itemized estimate before anything is signed.

Do I Have To Build Fully ICF, Or Can I Mix It With Standard Construction?

Either. We build full ICF homes, but we also do hybrid construction, combining ICF with traditional wood-frame methods, so you can capture the performance benefits where they matter most while keeping the project aligned with your budget.

Can I Add An ICF Storm Shelter To My Current Home, Or Does It Have To Be Part Of New Construction?

Both. We build storm shelters as standalone additions to existing homes and as integrated features in new construction, with in-ground and above-ground options.

How Available Is Your Team Once The Build Starts?

We stay hands-on and communicative from the first call through move-in and after. Availability is something our clients consistently mention, and it’s core to how we work.

Do You Build Anything Besides ICF?

Yes. We also do standard wood-frame custom homes, patio homes, room additions, and remodels, so you’re not limited to one construction method if ICF isn’t the right fit for every part of your project.
