ICF stands for Insulated Concrete Forms. It’s a building method where interlocking hollow foam blocks are stacked into the shape of a home’s walls, then filled with rebar-reinforced concrete. The foam stays permanently in place on both sides of the concrete core — acting as the structure, insulation, and substrate for finishes, all in one wall system. The result is a concrete wall that outperforms wood-frame construction in nearly every measurable category.

How does ICF differ from standard wood-frame construction?

In wood-frame construction, studs carry the structural load, and insulation is added separately. ICF reverses this entirely. The wall is a solid reinforced concrete core with continuous foam insulation fused to it on both sides. There are no gaps, no thermal bridging through studs, and no cavities for air to move through. The differences in performance — thermal, acoustic, and structural — are significant.

What does the wall assembly of an ICF home actually look like?

A typical ICF wall consists of two layers of rigid EPS (expanded polystyrene) foam connected by plastic or steel ties. The cavity between them is typically 4″ to 8″ wide and is filled with concrete and steel reinforcement. Once cured, the foam remains as permanent insulation. Drywall attaches directly to the foam on the interior. From the outside, an ICF home looks identical to any other well-built home.
